Typical Inclusions in a Professional AC Maintenance

Everyone knows that they need to invest in regular air conditioner maintenance, but a lot of people are not aware what is included in the maintenance. This article will list the typical inclusions that should be part of annual air conditioner maintenance in your Northern California home or place of business.

1. Thermostat Calibration

You need to ensure the thermostat is working as it should. Your home won't cool to the desired temperature if the thermostat doesn’t work. The technician that comes to your home will test and calibrate the thermostat to ensure that it works accurately.

They will also make sure the thermostat is not next to any heat sources. Being installed too close to a heat source or a light bulb will not allow the thermostat to read an accurate temperature.

2. Electrical Connection

One of the best reasons to hire an HVAC professional to have a trained professional inspect all electrical wires. Your HVAC technician will let you know if there is anything wrong with the electrical wiring that may leave your home open to potential electrical fire hazards. They will also ensure that all wires and electrical connections are properly insulated and tightened.

3. Oiling Moving Parts

There are several moving parts in an air conditioner that need lubrication. Your AC components will begin grinding against each other without proper lubrication. This can result in permanent damage.

Your HVAC contractor will rub the central fan down with motor and oil. The technicians are trained and experienced in properly lubricating the AC unit without using excess oil.

4. Service the Condensate Drain Line

You need to clear the condensate drain line regularly. The condensate drain removes moisture collected by the evaporator coil. Clogged condensate line may result in moisture, leaks, and mold. The AC technician will also check the line to ensure there are no cracks or leaks in it. They will repair any leaks or cracks that they find for preventing any future damage to the system.

5. Coil Inspection

The condensate coil is an important aspect of the air conditioner unit. It won’t operate efficiently if it is obstructed or dirty. This places the entire unit in undue stress which can also cause malfunctioning.

Clogged or dirty coils may reduce the efficiency of the system that can increase the cooling bill. Your AC technician will remove dirt or debris so that the entire system can run smoothly. Your technician will also clean and inspect the evaporator coil for proper functioning.

The evaporator coil absorbs heat from the air to create cool air that is recirculated in the indoor space. Dirty evaporator coil will have to work harder for cooling air, which will place undue strain on the HVAC system. This will increase cooling costs and make your system more efficient.

6. Inspect Parts

The air conditioner technician you choose will assess the entire HVAC system to look for any damage or parts that need repairing. Damaged HVAC components need to be repaired before they cause major problems. Full evaluation by the AC technician will ensure that the system remains in good condition for several years. They will also inspect the ductwork since you could lose valuable cool air if there are any leaks or damages.
